When selecting a quality, energy efficient solution for a commercial roofing system, there are generally two widely used methods to choose from.

When determining whether to go with an EPDM (Ethylene Propylene Diene Monomer) synthetic rubber membrane or a TPO (Thermoplastic Polyolefin) roofing system, several factors must be considered.  Reviewing the material properties, cost, longevity and energy efficiency of these roofing systems will help to determine which one best meets your project needs.

EPDM SYSTEM

EPDM is an extremely durable synthetic rubber roofing membrane used on flat roofs or “low-slope” commercial buildings.

It can also be used in certain areas on residential projects. EPDM last longer than TPO and has been know to hold up for over 50 years with proper maintenance.

  • EPDM is one of the most economical and cost-efficient commercial roofing options available today.  EPDM holds up during extreme weather conditions and is resistant to hail storms.
  • EPDM is resistant to ultraviolet radiation because of its carbon black filler and does not get scratched or scuffed.  EPDM is also the choice if you are ever thinking of installing solar panels on your roofing system because EPDM will not interfere with the absorption of sunlight.
TPO SYSTEM

TPO is a single-ply membrane that consists of different types of rubber which has a natural ability to reflect UV rays.

TPO is either mechanically fastened or affixed through an adhesive that bonds to the cover board with heat-welded seams.

  • Buildings with a TPO roof can significantly reduce energy and cooling costs in summer months.  Since TPO reflects sunlight, commercial air conditioners located on the roof work more efficiently and utility costs are minimal.
  • TPO is designed to stand up against ponding water and offers three times more protection against punctures and/or tears than EPDM.
COATINGS

Sometimes a more budget-friendly option to commercial roof replacements are coatings.

Having your existing roof coated instead of replaced can save not only time, but lots of money.

  • Coating your existing commercial roof can be a great investment and prevent more costly replacement.  Coatings can also be expensed out of the annual budget providing significant tax savings to a business owner.  They are highly reflective and Energy Star Certified.
  • A new coating can extend the life of your current roof by 10 years or more when you may not be in the same building and/or have more money to use towards a roof replacement.  Coatings can also be repeated multiple times to further extend the life of your roof.
  • However, coatings are not suitable for all roofing systems and they have several temperature and preparation constraints when being applied.
